Hotel & Activities

BAO Hotel presents thirteen rooms designed in six distinct and exquisite styles. The rooms vary in size, accommodating between 3 to 8 guests. Every room has an en-suite bathroom, Queen or King-size beds, climate control, ultra-fast Wi-Fi, and a flat-screen television with Netflix and Apple T.V. Select rooms also feature a fully-equipped kitchen. At B.A.O., luxury and tranquility converge on the riverbank, offering breathtaking panoramic views of the vibrant cityscape. Our mission at B.A.O. is to deliver an unparalleled hospitality experience, blending the warmth of home with the elegance of a five-star retreat. 


We deliberately forgo an indoor restaurant, encouraging our guests to fully immerse themselves in the authentic Vietnamese cultural experience. What better way to achieve this than by engaging directly with the local culinary scene? In Vietnam, street food is ubiquitous. From early morning markets to mobile vendors and lively sidewalk stalls, the nation offers a wealth of delectable cuisine. The unspoken dining al fresco etiquette is straightforward and welcoming, particularly for novices. A reliable custom to remember is 'eat first, pay later.'


Here is a little tip on how one can enjoy Vietnamese cuisine like a local:

Place your order at the front, then choose your own table or stool to sit on. A quick wipe down of your chopsticks or spoon before eating is perfectly normal (and even wise), as is using your chopsticks to sample any shared dishes on the table. Dirty napkins, squeezed limes, or herb stems can be dropped into bins below as you eat. Once you're finished, lay your chopsticks together on the top of your bowl. For small stalls, diners usually ask the total and pay the chef directly on the way out. Sometimes, a server may come to the table and mentally tally your bill. Trust them — they do this every day. A written tab is uncommon for local food, but you can ask for it if needed. The best way to experience the country's culture is through their food.

We are nestled in Phuong Tan Thuan Tay, just south of District 7, a mere 4km (approximately 9 minutes) from the gastronomic delight of District 4 and 6.2km (around 16 minutes) from the bustling heart of District 1. POLICIES

  • Check-in/out Process

    Check-in

    1. Guest Arrival - Verify reservation and check IDs/Passport(s).
    2. Payment  - Full payment will be collected before receiving room(s). Any additional spending during the stay will be charged at check-out accordingly. 
    3. Hotel Policies & Security Deposit - Guest reviews  Hotel Policy Agreement (e.g., no smoking, safety precaution, etc.) and Security Deposit Agreement then signs ($100 or withheld guest passport until check-out; will be refunded/returned post inspection at check-out).  
    4. Room Key Issuance - Assign the room(s) and provide a key(s) after payment and agreements are completed.

    Check-out

    1. Guest Notification  - Remind guest(s) of check-out time if necessary.
    2. Room Inspection - Check for damages/ missing items. If no issues, the guest signs the Security Deposit Refund Agreement. 
    3. Final Invoice & Departure - For any additional charges, provide a final invoice detailing charges and payments accordingly. Ensure the guest has removed all personal belongings from the room(s).

  • Cancellation Policy

    Reservation Cancellation Policy

    • At B.A.O, we know that unexpected changes can happen, which is why we strive to make our cancellation policy as flexible as possible. To receive a full refund and avoid any fees, simply notify us at least 48 hours before your scheduled arrival
    • If you need to cancel within 48 hours, a 20% cancellation fee will apply, ensuring we can accommodate future guests. This policy covers all room types and suites, and for group reservations, the fee will apply to all parties involved.
    • To ensure a seamless experience, please note that no-shows will be charged the full reservation amount. Additionally, any changes to your reservation will depend on availability and may lead to extra charges. When you cancel a refundable booking, we aim for the refund processing to take just two to four weeks to reach your credit or debit card statement, with the timing largely dictated by your financial institution. For any inquiries about cancellations or modifications, our dedicated staff is here to assist you directly. Your satisfaction and understanding are our top priorities!

    1. Safety & Responsibility - 
    • The Hotel has balconies/decks and open spaces with railings,  please review our  "Terrace/Deck Safety Precautions" under the Terms & Conditions. 
    • Children under 9 years old must not be left unattended in rooms, hallways, or public areas.
    • The hotel is not liable for any accidents or injuries resulting from lack of supervision.  You are responsible for your and your children's safety. Please follow the hotel safety protocol accordingly.

            2.   Extra Child Fee - 

    • Each room has a maximum occupancy limit based on safety and comfort. If the number of guests exceeds the room's capacity, an extra guest fee will apply per additional adult or child
    • Babies under the age of 2 stay free and do not count toward the room's maximum occupancy.
    • The hotel reserves the right to refuse accommodations if the number of guests exceeds sage occupancy limits. 

    Personal Items

    1. Guests are responsible for their personal belongings. The hotel is not liable for lost, stolen, or damaged items.
    2. Please bring valuables items with you.

Payment and Terms at Check-in/Check-out


Check-in


  • Guest Arrival - Verify reservation and check IDs/Passport(s).
  • An early check-in or a late check-out is a matter of room availability.
  • Payment - Full payment will be collected before receiving room(s). Any additional spending during the stay will be charged at check-out accordingly. 
  • Hotel Policies & Security Deposit - The guest reviews the Hotel Policy Agreement and Security Deposit Agreement, then sign:
  • No smoking, no pets, follow noise policies and guest conduct expectations, safety protocols, etc.
  • The Guest agrees to provide a security deposit of $100 upon check-in to cover potential damages or missing items. Upon check-out, the room will be inspected, and if no damages or missing items are found, the deposit will be fully refunded. If damages or missing items are discovered, the Hotel may apply the deposit to cover the costs. If the costs exceed the deposit, the Guest will pay the difference.
  • If the Guest prefers, they may substitute the security deposit by leaving their passport or ID with the Hotel for safekeeping until check-out. In such cases, the Guest agrees that their passport or ID will remain with the Hotel until the check-out inspection is complete and any outstanding fees for damages or missing items are settled. The Guest further agrees to pay for any damages or missing items regardless of whether a deposit or ID was initially provided.
  • Room Key Issuance - Assign the room(s) and provide a key(s) after payment and agreements are completed.

  • Do not lean, sit, climb, or stand on the terrace or balcony railings at any time.
  • Do not pass items to someone on another balcony.
  • Do not climb under or over from one balcony to another.
  • Do not stand on any balcony furniture, if present.
  • In case of an emergency, please follow the fire department's instructions posted on each floor. For your safety, our facility is equipped with fire extinguishers, smoke detectors, a 24/7 security system, gas masks, and a fully stocked first aid kit.
